1. Confirm the Details of Your Closing
First, know who will be handling your closing and when and where it’s scheduled.
In Ohio and Michigan, closings are typically conducted by a title company, but you're free to choose the provider. If Midland Title is handling your transaction, we’ll coordinate directly with you, your agent, and lender to finalize the schedule.
2. Know What to Expect
The closing process can vary based on location and type of transaction. Be sure to ask your Midland Title closer the following:
- What documents do I need to bring?
- How much money should I bring, and in what form (wire or certified check)?
- What happens if there’s a last-minute change or delay?
We’ll walk you through everything ahead of time so you arrive confident and prepared.
3. Review Your Closing Disclosure
By law, you’ll receive a Closing Disclosure (CD) at least three business days before your closing.
This document outlines your loan terms, final closing costs, and the exact amount you’ll need to bring. Review it carefully, and reach out to your lender or Midland Title if you have any questions.
4. Bring These Items to Your Closing Appointment
Here’s what to have on hand when you arrive at our office or closing location:
- A valid government-issued photo ID (driver’s license or passport) – required for identity verification.
- Final payment for closing costs – Confirm ahead of time if a wire transfer is required or if a certified check is acceptable. Midland Title will provide precise instructions based on your transaction.
